I still can't believe the string of events that worked out in our favor this weekend.

Last week we put an offer in on a year round lake house outside of town. It was exactly what we have been looking for, lots of privacy, since our lot is about 1.5 acres, wooded, with 250ft of lakeshore, which is mostly trees. And the house is only three years old and was built by the most reputable custom builder in town.

We had the weekend to work out the offer/purchase contract, then we would put our current house on the market today. Well wouldn't you know it, our realtor knew of some folks in town for the weekend house hunting, that were looking for something like what we were selling, so they came to see the house before it was already on the market, and after already losing two other houses to being outbid, they gave us our asking price! Before we even had it listed! And we thought/expected it to take us a couple months to sell it!


So the bottom line is this: The address in my profile is only good for another two weeks, then we're moving. I'll put a new address in my profile shortly. If for any reason anyone needs it, feel free to pm me, otherwise it'll be there, and I'll be in my new home, on the 16th!

PS - the only pics I have of the house are off of the listing, which also shows the price, so at the risk of offending anyone or pulling a "Look at me!", I will have to wait until I can get some pics of my own. And figure out how to post them.
 
Congrats Gonz! That's great, I'm glad things worked out so well for you this weekend! Did you have a nice smoke to celebrate?

Congrats, Gonz. We have been in our home about ten years now, but had the same "had to sell to be able to by" issue, but it worked out for us, with substantially more blood, sweat, and tears than you had to put up with.

Bottom line - when it works out, it's pretty cool.....:cool:

Right on! I'll bet it will be nice to sit and look out at the lake while smoking your favorite stogies. Glad it all worked out so great man! :thumbs:
 
Way to go Gonz! Our transaction happened in a month and I was pleasantly suprised with that, a weekend is lucky indeed.

Which lake, and when is the lakeside herf?
 
Wow. Having been through the whols house buying thing once for myself, and then helping my fiancee through hers, that's absolutely terrific luck!

Make sure the buyers' financing is all in order (they are already pre-verified (not just approved)) for the $$, and same goes for y'all financial arrangements. That's the #1 snag. The #2 snag is of course the home inspections.

I think we're all set and over any potential bumps in the road on this. The buyers have their loan all set, and are closing the sale of their house on the 15th. We had our loan all set regardless of whether or not we sold the house. Both of us had our home inspections, ours on the lake house, theirs on our house, and the inspectors found nothing, which was expected since they were both built in the last few years.

The timing has worked out great, it's just all a little quick! I've only got until the 16th of this month to pack up our house!

But now I will get the chance to build the wine cellar I've always wanted, and to finally buy a decent humidor, something in the 300-600 count range.

The house is on Lake George (it seems like every state has a lake George!), which is just outside Mankato and right next to Lake Washington. For us it's perfect, because we've never considered a lake house because of the constant noise of motors all summer. But our lake has a motor HP restriction, so all the boaters and skiers go over to the other lake, and we get to keep our serenity!

Perhaps sometime next spring or summer I'll have a big herf/poker tournement for all who want to make the trip!

Congrats on the new digs and the quick sale! Shame about not being able to see the listing. It's still interesting to compare how we did on our new home last year, compared to other parts of the country. Not that ours is waterfront, though. Alaska-front will have to do.

The wife and I will by in MN (Farmington) later this month but I don't know yet if we'll wind up tooling through your area or not.
