Ordered some cigars from Pennsylvania Wednesday the 28th, got shipping notification (USPS) that they would arrive the 30th. Yeah, right. So I was out of town, and sure enough they arrived. Cigars were safe, I was headed home by the time the mail arrived so no biggie.

I've heard that before!John Holmes and I were supposed to meet for brunch'ish today, but the poke (poe-kay) my daughter loved at Aulani last night apparently isn't loving her back, and she spent the morning horking it all back up. Doc says the obvious of minor food poisoning, and to take in fluids and rest. Hopefully John and I can make it work next time he is in town.

She is today. She ended up going to her sister's house to stay over and watch her dogs later that night... and horking all over the sofa. She came home and slept some and then attempted to go to work, which ended in her horking all over a bathroom stall. She's rested and hydrated, now, and seems to be doing much better. This has me totally stressed out. I'm in an attached villa and insurance has gone bat shit crazy the last couple of years. If the special one time assessment ($3220.00) and new HOA assessment ($554.00 a f..king month) happens, I will lose tens of thousands when I try to sell. I believe it will be amended, but either way, I absolutely have to sell by spring.
2025 MONTHLY ASSESSMENTS AND SPECIAL ASSESSMENT
The following details failed to be included in the 2024 Annual Meeting packet emailed on 10/05/2024 and hand delivered. This will be included in the discussion at the Meeting on October 21, 2024.
If the HOA maintains a Master Insurance Policy and Building Maintenance, there must be both a Special Assessment AND an increase in the monthly assessment to continue to pay for these items…….
If the Homeowners choose to amend the DCCRs to remove the HOA Master Insurance Policy AND the Building Maintenance as outlined in the Annual Meeting Packet, there will be no Special Assessment AND the monthly assessment may be decreased…….
- $3,220.00 2025 Special Assessment
- $554.00/month HOA Assessment beginning January 1, 2025
Again, please write down and bring all questions to the meeting as neither the Board nor the community manager will engage in discussion until the October 21, 2024 meeting.

Correct. At this point, it seems the insurance company is benefitting. I'm not the most knowledgeable about it all but I believe the Master is set up by the builder to get the HOA ball rolling and for the upkeep. At first it sounds like a good way to go if your HOA is competent and responsible over time, but In hindsight, buying into a property with this kind of policy would be unwise.I've never been in an HOA, always avoided buying a house in an HOA. So this Master Insurance Policy covers the exterior and you cover the interior? I've read your stories about the hoops you've had to jump through, regarding your HOA.
Who is benefiting from this new Special Assessment? What's the benefit of a MasCorrter Insurance Policy? Is it to ensure the upkeep of the units, neighborhood?
